I’m going to talk about homes for sale in Anaheim Hills, but not from the perspective of what’s out there that you’re looking for homes for sale. But more like when you are searching for homes for sale as a buyer, or even if you’re a seller, looking to sell your home, I want to give you some insight into what’s happening on the Anaheim Hills Market, what to look for what’s happening and the trends in Anaheim Hills.
Just to give you some insight into what’s happening on the market. As you know, there’s a so-called shortage of homes, but that’s because all homes are selling. And I want to give you a little bit of stats so you know what you’re looking for in Anaheim Hills. But maybe when you look for homes for sale in other cities, you can do the same thing. The median home price of homes for sale in the nine to eight or seven zip codes of Anaheim Hills as of January 2022 is $930,000. The median home price of homes for sale in the 928 ZIP Code of Anaheim Hills is just about a million dollars. How fast are the homes selling in Anaheim Hills, while the average sale time in Anaheim Hills as of January is only five or six days, a typical or a normal market, it could be anywhere from 90 to 180 days. So when home sales within five or six days, that’s a hot market. And obviously, it’s also a seller’s market, not the buyer’s market. And one other stat to give you is what is the dollar per square foot of homes for sale or homes that are selling well as of January 2022. In the nine to 807 zip code, the dollar per square foot of homes for sale is $524 per square foot the 92807 zip code. And in the nine to 808 zip code. The dollar per square foot is $577 per square foot. So as an example, if you’re looking for a house, let’s say 2000 square feet in anime hills, and they’re selling right now for an average of 524 per square foot, that means that home will cost you around $1,000,000, $40 8000, $1,048,000. On average, of course, if it has a pool if it has a view. And if he has a lot of upgrades, it could sell for $1.1M or $1.2M. But this gives you an idea of what you’re looking for when you’re searching for a house. So let’s go to the first house and look at the house that’s listed for $588,000 or $599 900, which is the lowest-priced home in Anaheim Hills.
We are now at 3999 Santana Canyon Road unit 106. This unit is a three-bedroom two baths listed for $559,000. As I mentioned earlier, this is the lowest-priced house in Anaheim Hills right now. And if I recall the last townhouse I sold myself in this unit was a little bit smaller, two bedrooms, two baths, and that sold for $350 almost seven years ago. So if you buy here and stay here your house will appreciate so this is our second home. This is the house listed for $3.8 Million in the area of Peralta hills of Anaheim Hills. This is a very exclusive area of anime hills, called the Peralta hills. All the homes here have at least a minimum of one acre. Unfortunately, I could not get inside of this complex as it’s gated and which is good for privacy but this is a 10,000 square feet home with seven bedrooms and six baths again listed for $3.8M and that’s the highest-priced home listed for sale as of today. We are now looking at 251 Raspberries in Anaheim Hills. This house is listed for $989. It’s a three-bedroom, two-bath and it’s almost 1900 square feet. It’s in a great community. Home prices have really gone up in this community located near where Kenya Serrano. The good thing about this house is that it has no Hoa, and it has no Mello Roos. And it’s priced right in this market. Obviously, a few years ago, it was a lot less, but it’s a great community of homes here. And this is also a cul de sac street. So before I go to the next house, I wanted to let you know or ask you, if you’re a buyer, why would somebody buy a house in Anaheim Hills? Or why would you buy a house in Anaheim Hills? Well, there are several reasons. One is that I’ve been here myself for over 20 years since I bought my house. Now it’s worth three times or almost four times more than what I paid for. So one of the best reasons you want to buy anime Hills is that it has a lot of appreciation. Few other reasons Anaheim Hills is very scenic. Very beautiful. There’s lots of greenery there are lots of views. As you can see, we are looking towards Yorba Linda and towards the east. There is a golf course There are hiking trails, there are biking trails, there’s horse facilities, the senior facilities, shopping, and most of all, it has great schools. There are a lot of reasons to move to anime hills. And as I mentioned earlier, the household income in general in Anaheim Hills is almost 40,000 higher than the national average. So you have a good group of people living and enjoying Anaheim Hills.
Welcome to One two to five Springwood in Anaheim Hills. This is a newer home built in the year 2000 great area of Anaheim Hills right next to right off of Weir Canyon. In fact, right there on the left-hand side, we are Canyon dead ends so this is a very very quiet area very quiet street. This house is listed for $1.15M. It’s four bedrooms, three baths and it’s about 2300 square feet and of course, the garbage can is included in the house. That’s a great feature it offers this house will sell all these homes used to sell for $900,000. A few years back and they’re all over a million dollars now. That tells you the hot market, not just in Anaheim Hills, but all over Orange County and nationwide. So one more house to go. We are now going to view the attached home in Anaheim Hills, located at 741 tourmalines. This is two bedrooms, two baths, almost 1500 square feet, and it’s listed for $799,900 Almost $800,000 this great community is located off of stagecoach and Nall Ranch, very close to the Anaheim Hills Golf Course, is a very neat community that offers lots of views. There are some homes there are attached homes. And on the other side of the stagecoach, there are homes that are townhomes. So there’s a mixture of attached homes and townhomes. Great Community Association here is on this complex is approximately $384 per month. And it’s a very quiet, nice peaceful community.
